Neighborhood Overview: Rolesville homes for sale

Rolesville was incorporated in 1837, which makes it the second-oldest town in Wake County, and for most of its history it was a crossroads village on US-401 between Raleigh and Louisburg. That changed after 2000. The town has grown from under 1,000 residents to more than 11,000, nearly all of them in planned communities built in the past twenty years: Granite Falls, Averette Ridge, Carlton Pointe, Heritage’s Rolesville side, Wall Creek and the neighborhoods along Rolesville Road, Burlington Mills Road and Jonesville Road. The town has used that growth to build a new Main Street Park, a new town hall and a downtown plan that is slowly filling in with restaurants and shops.

Rolesville is the quieter alternative to Wake Forest, five minutes further east and generally a step lower in price for a comparable home. The buyers we see here are often first-time and move-up families who want a newer home with a yard, a community pool and a short drive to a Target, and who are willing to trade a longer Raleigh commute for it. The town’s own schools, Rolesville High and Rolesville Middle, both built in the past fifteen years, are a draw, and the lots are larger than most of what is being built in Wake Forest. What we tell buyers is that Rolesville is early in its cycle: the downtown is still arriving, the retail is thin, and that is exactly why the pricing is where it is.

Home Price Ranges

Rolesville is one of the more affordable towns in Wake County. Townhomes and the smaller 2000s homes start around $325K; the bulk of single-family resale in Granite Falls, Averette Ridge and Carlton Pointe trades between $400K and $550K; the larger new-construction homes and the premium lots in Granite Falls run $550K to $750K; and custom homes on acreage along the Franklin County line reach $900K. Published medians from Redfin sat in the low-to-mid $400Ks through 2026, roughly in line with Wake Forest and well below the county median. Median price and days on market above reflect the trailing 12 months of Triangle MLS closed sales.

Lifestyle & Community

Rolesville’s social life runs through its parks, its community pools and its small-town calendar: the Fourth of July celebration at Main Street Park, the Christmas tree lighting and Friday night football at Rolesville High.

  • Main Street Park — the town’s central park with its playground, splash pad, walking loop and the amphitheater that hosts summer concerts and the Independence Day fireworks
  • Granite Falls Swim & Athletic Club — the largest amenity center in the area, with pools, a water slide, fitness and tennis, open to residents of the Granite Falls neighborhoods
  • Downtown Wake Forest — ten minutes west for White Street’s restaurants, the brewery and the Friday Night on White concerts
  • Falls Lake & the Mountains-to-Sea Trail — the Rolling View boat ramp and beach 15 minutes away, with the state trail running along the lake’s southern shore

Schools & Education

Rolesville is served by the Wake County Public School System. Most addresses assign to Rolesville, Sanford Creek or Harris Creek Elementary, Rolesville Middle, and Rolesville High, which opened in 2013 and now serves most of the town and parts of Wake Forest and northeast Raleigh. Some addresses on the south and west edges assign to the Heritage or Wake Forest feeder patterns. Wake’s year-round and magnet programs are available by application, and Wake Forest Charter Academy, Endeavor Charter and Thales Academy are nearby. Assignment is by address and is adjusted as new neighborhoods open, so we confirm the current assignment before you write an offer.

Getting Around

Rolesville sits on US-401 about 15 miles northeast of downtown Raleigh, with NC-98 crossing the north side and the Rolesville Bypass carrying through-traffic around downtown. Downtown Raleigh is 25 to 30 minutes on US-401, Wake Forest 10, North Hills 25, RDU airport 35 to 40 via NC-98 and I-540, and Research Triangle Park 40 to 45. The I-540 interchange at US-401 is about 10 minutes south, which is the route most commuters use to reach I-40 and the airport. The town is car-dependent; transit is limited to GoRaleigh’s MicroLink on-demand service.

Nearby New Construction

New construction is most of what sells in Rolesville. Granite Falls, Averette Ridge and Carlton Pointe are in their final phases, and the active communities now sit along Burlington Mills Road, Jonesville Road and the Rolesville Road corridor toward Wake Forest: Elizabeth Springs and Parker Ridge (Lennar), The Point (Ashton Woods and Starlight Homes), the Prestleigh neighborhoods (D.R. Horton) and Pulte’s upcoming Broadmoor. New townhomes typically start in the high $200Ks to low $300Ks and single-family homes in the high $300Ks to $400Ks, with the larger plans running into the $600Ks. Buyers who want the same builders closer to Raleigh cross-shop Wake Forest and the 5401 North area of northeast Raleigh. See our Triangle new-construction builder pages.
